I want to try radical honesty here. I'm looking to rent (or possibly sell) my house at 14 Dargie Street, Everton Park - 4 bed, 3 bath, 3 stories, 2 car spots (open garage), a pool and for a low price of ~$500 for the right fit, as it needs work downstairs. Here's a video from when I bought it - as you can see, it has a great view, an awesome kitchen and entertaining area/living room.
Work to Finish
When I bought the place (just before the cyclone), I was hoping to rent the downstairs studio area (the bottom of three levels) for $500 a week, but when Tropical Cyclone Alfred brought unprecedented rain, this large utilities area gathered 10mm of water and was stripped of drywall by insurance in preparation for waterproofing (see last photo). If I can fix that up, I've been told that I can probably auction the place for $1.7M, but I'm having a rough time working at a fast-paced computer startup in the city and side projects while trying to organise contractors.
Radical honesty has served me well in my life - hence I'm friends with most of my exes - and I believe in transparency in real estate too. This is the first home I've owned, but I've lived long enough to see how devastating it is when a landlord, renter, seller, seller's agent or even a buyer's agent is dishonest. So let's have a different kind of experience.
What I'm Offering
The house has been appraised at:
- Whole house: $1,100 per week to $1,200 per week
- Studio: $450 to $500 per week.
- House without studio: $900 to $950 per week.
However, this appraisal was just before the storm surge, so what I'm looking for is someone who can not only be supportive of but hopefully help find/organise good contractors to fix the place up. So I'm around $500/week, negotiable depending on utilities - for the entire place, as is. For a friend whom I trust, I'd probably go even lower. And the incentive to fix it up? Well, nobody wants leaks, and if you can tolerate construction noise and help me fix downstairs, then you can sub-rent it out and effectively live there for free. After nine months, I imagine we'd renegotiate. I might want to sell the place, but if suddenly it becomes low maintenance for me... well, I know it's a fantastic investment area (that much I got right - going up ~5% a year)... so it could be longer term.
If desired, I could leave it fully furnished - probably 80% of the furniture is the same as in the photos - plus I've bought a full set of Ryobi electric garden tools - but there is also a huge storage area under the house, or I could store it all at my dad's place. I'm very flexible on that.
For the right price, I could sell the whole house, but the temptation is to hold it long enough to leave it better than I found it, so I might $200k profit instead of a loss. Radical honesty isn't done often in this world, but I'm a person who likes to leave everything better than I found it, and I don't want to screw anyone over like happened to me. I have a strong conscience, and would be excited to show the place to anyone who is of the same mindset, and at very least, if you tell me your situation, I will tell you mine, and we can have a great chat and discuss ideas. At my best, I've been good at finding unconventional solutions to things and making friends along the way.

PS: I don't have a rental agent yet - I imagine I would need to find someone trustworthy for that to keep everyone comfortable. I do know someone lovely over the road who sells houses, and it was she who suggested I spend the time to fix it up, and I might make a profit. At the time I bought the house, I was hoping to live with a partner here, but that didn't quite work out, so this place is way too big for me, as you'll see if you visit.
